What can I expect when I sell my home to Greater Akron Home Buyers?

First Point of Contact

You may be contacted in various ways to start the process. Online, email, phone, text, direct mail, or word of mouth are all acceptable ways a real estate investor may contact you. Don't be alarmed if they know a little bit about you, as all contact information associated to your address is public record. You can expect them to ask question about your situation and why you are interested in selling your property. Expect to schedule an appointment where the real estate investor will visually inspect your property with you.

Property Visit

The real estate investor will visually inspect your property. This typically takes about 15 to 30min. He or she is evaluating the current condition of the property (maintenance issues, major repairs needed, updates or big ticket items). After calculating the repairs that will need done to the property you expect to negotiate a cash offer that both you and the investor agree upon.

The Contract

Once you have agreed to cash offer, you will be asked to sign an assignment contract. You are agreeing to sell your property to the wholesaler at the agreed upon price, within the agreed upon time frame.

Multiple Follow-Up Appointments

The wholesaler may need to schedule a follow-up appointment(s) with you, so that he or she can show your property to other real estate investors. This is common, and the goal of the wholesaler is to assign your property to the real estate investor. This helps close the sale of your property as fast as possible.

Closing

According to the terms of your signed contract you will be asked to sign the closing documents, either remotely, or at the title company's office. You can expect to be paid at closing by either a check or wire transfer directly into your account. Domestic wires are the most popular method in which to receive your funds. Congratulations, your property is now sold!
